Contrary to the popular misconception, a home inspector does a different job than an appraiser does. When buying or selling a home, it is critical to understand the difference between these two occupations. It is also important to make sure both jobs are done right by licensed professionals.

Home inspectors look at homes to determine what repairs and upgrade are advised or necessary. They assess the homes’ structural condition. They make recommendation for repairs based on the state of the roof, electric systems, plumbing systems, concrete and masonry, etc.

Home appraisers assess the fair market value of home for both buyers and sellers. By looking at the inspector’s report and analyzing the state of the neighborhood and the current market conditions, they come up with an asking price for selling. For buyers, they help figure out how much they should bid.
